Five generations later, it specializes in ranch sales and land management with offices in Paso Robles and Elko, Nevada. 2010 Standout: Joint listing with Hall and Hall on the $50 million Winecup-Gamble Ranch in Nevada (see “Land Report Top Ten” on page 20). The ranch can handle 10,000 cattle on 900,000+ acres; 247,500 acres are deeded. Island Sotheby’s International Realty www.islandsir.com (808) 879-8880 2010 Sales: $50-$100 Million Who: Located in Maui. Broker Paul MacLaughlin is one of the state’s top producers. Agent Dan Omer has the Hana Ranch listing (see “Land Report Top Ten” on page 20). Market Observation: “Over the past six months we’ve seen a strengthening of Maui’s upper-end market,” says Omer. Kerry Mormann & Associates www.coastalranch.com (805) 682-3242 2010 Sales: < $50 Million Who: The name Kerry Mormann is synonymous with legacy ranches in California’s Santa Barbara County. 42 TheLandReport | WINTER 2010 Mormann brokered the largest non-commercial sale in state history, the Cojo-Jalama Ranch, listed at $155 million. Market Observation: “We are unique. There is a very limited supply of land in Santa Barbara County. Santa Barbara will probably recover much faster than other areas just based on supply and demand. And I am seeing pent-up demand,” says Mormann. Oregon Opportunities Real Estate www.orop.com (800) 772-7284 2010 Sales: < $50 Million Who: Based in Medford. This farm and ranch brokerage also helps maximize tax benefits. Who’s Buying Now: Says Tom Harrison, ALC, “Our buyers come to Southern Oregon for the livability factor. We’re seeing people from Wash- ington, California, Colorado, and Montana. Some are looking for a change in climate. Others want a change in political cli- mate. And some of it is flight to rural safety and to privacy.” RANCHO DOS PUEBLOS. This $90 million listing is the latest in a long list of trophy properties for Kerry Mormann. Oregon Land & Wildlife www.landandwildlife.com (866) 559-3478 2010 Sales: < $50 Million Who: Oregon’s exclusive Cabela’s Trophy Properties affiliate. “We specialize in rural and ranch properties, and our brokers spend quality time in the field,” says owner Garrett Zoller. “It’s our passion.” What Attracts Clients: “We have the equipment and the technology that clients need,” says Zoller, including ATVs, computerized mapping tools, and helicopter tours. Market Observation: “The market has porpoised and paralleled to the peaks and valleys of politics,” says Zoller. State Realty (650) 343-8222 2010 Sales: < $50 Million Who: Rodney Catalano’s State Realty was founded by his grandfather in 1935. Deals primarily with large ranches and land parcels in California. What Attracts Clients: “I’ve been in this business all my life, and I pride myself on professional service to clients, whether they’re buyers or sell- ers,” Catalano says. GRAND SLAM, WALK OFF HOME RUN. That’s how Pat Bates describes the sale of New Mexico’s Bell Ranch. farms, and recreational land in the West. The firm has never solicited a listing (though has competed when invited) and receives all clients on a referral or repeat basis. Market Observation: “There is plenty of money parked but domestic political uncertainty and global economic concerns will delay recovery. It may take five more years or longer to see prices approach this decade’s highs, especially if inflation remains below 4%. Active buyers are seeking only premier properties, and we are seeing a return to seller financing with 30% to 40% down payments.” 2010 Standout: Bates Sanders Swan had the listing on New Mexico’s Bell Ranch (see “Sale of the Century,” Land Report Fall 2010). “That was our grand slam, walk-off home run in 2010, but it did go into extra innings,” chuckles Bates, a former BYU catcher and LA Dodgers minor leaguer.
