and assume $3 million in home notes. The low lot rents really make the model impossible, as a higher rent would at least make the numbers less distasteful – a $3 million community with $3 million in home notes, for example. The correct model for filling lots is to never buy a home that costs more than the value of the occupied lot, and never in such a quantity that it becomes the "tail wagging the dog". In addition, the correct model employs providing affordable housing into strong, diversified markets that have significant demand and credit-worthy tenants. The reason many people get entangled in these deals is that they are attracted by the low community price, without realizing that the price is a function of the low market lot rent and lack of occupancy – it's certainly not a bargain. The old expression "you get what you paid for" definitely applies, and many buyers find out later that they could have made much more money, much easier, in buying a good stabilized park and tweaking it. Conclusion There's a lot of money to be made in the manufactured home community business - but only if you pick a business model that's a win- ner. These three business roadmaps are perpetual recipes for disaster, certain to send you off a cliff. Stick with the traditional methods of providing safe, quality, affordable housing. Enjoy the win/win nature of helping customers with their housing needs. Don't get fooled into thinking that there's a shortcut or hidden secret that beats the old guard who run legitimate businesses.
