Interest rates for 10 year treasury bonds could be about 2% for 2012. As for inflation, it probably will slow to 3% for the remainder of 2011, and probably slow to 2% to 2-1/2% for 2012. It's a tough call on crude oil, as we begin to head into winter, apparently what is shaping up to be an early one. Along with the other variables that impact crude oil, I can see it ap- proaching somewhere between $95 to $100 per barrel through the spring of 2012, and then perhaps leveling off somewhat. Further, I expect retail sales to pick up for the 4th quarter, as the hol- idays approach and be even better next year. As always, it is a challenge and a "guesstimate" at best, but as we con- tinue on the roller coaster of life and business as we know it, I always en- courage everyone to tailor any infor- mation to your demographic area and be prepared to make refinements or changes on the fly when needed. I expect the coming season to be better than 2011 for many of you, es- pecially since we will be in an election year in 2012.
